GeneralThe Crossroads property is owned by the members of the Crossroads Medieval Village Co-operative, a non‑profit group that aims to build an ecologically sustainable community with excellent facilities for medieval activities. Crossroads welcomes proposals that will help to develop the site and contribute to the medieval ambience of the site and other intended uses of the property. Crossroads has separate approval processes for major and minor projects. Conditions on all ProjectsUnless otherwise agreed in writing, the following conditions apply to all projects:
Minor ProjectsMinor projects include minor earthworks, fireplaces, small constructions and landscaping within or adjacent to your campsite. Extensions to existing terraces count as minor projects. Buildings are not minor projects but a footbridge is. Planting and landscaping are generally considered minor projects: for further information on approved plantings click here. If you are planting within your campsite, no special approval is needed, but outside that area you need to apply to the Crossroads liaison officer, who can approve minor projects. It is helpful if you can emailthe request, as this can clarify the request and speed up the approval. Written approval (includes email) is required. Please apply to the Board via email. Exemption: if your project is entirely within your campsite and can be easily disassembled, eg a fireplace built without cement, no approval is required.Crossroads reserves the right to remove it as described above. Major ProjectsMajor projects include buildings, new terraces, car bridges and roads. These must be approved on a case-by-case basis by the Crossroads Board, and there must be a Crossroads Co-op member involved with the proposal. Crossroads consults with major clients before major projects are endorsed. Approvals will be in written form or email, and will specify similar conditions as for minor projects, depending on the agreement reached between the parties. Buildings will usually require Council approval. There is very limited scope for unapproved structures: one building of up to 30m2 floor area and no more than 50m2 for the entire property, including the co-op’s site sheds. Crossroads has some existing overall Council development approval for cabins, a hall, a barn and an amenities block. Other developments will require further Council paperwork which can be expensive and time-consuming, and the Board will need to consider issues of timing and priority. Any buildings will need to fit in with the existing buildings, and have a generally medieval appearance. They have to be safe in bushfires and be of reasonably ecological construction (eg orientation, insulation, materials). Where groups would like to sponsor or contribute to particular buildings, the Board will be pleased to consider any proposals.
